Windsor Lakes is a picturesque, new gated community sited on 64 acres of land next to the ultra-luxury Albany Resort and in close proximity to historic Adelaide Village. The community will offer modern, lakefront living with luxe amenities in a serene, family-friendly environment.

There are a total 179 lots within the community, of which 137 are single family and 42 are multifamily. 

Yes, Windsor Lakes will provide 24-hour manned security to ensure the safety and peace of mind of all residents.

Windsor Lakes will boast a number of luxury amenities, including a Clubhouse with resort-style pool & cabanas, state-of-the-art fitness center, kid’s playground with jungle gym, full-sized tennis court, basketball half-court, pickle ball and paddle. There will be lakefront nature trails throughout the community as well as a dog park and a community park.

Site work is well underway and is expected to be substantially completed by Q4 of 2024. 

Homeowner’s association fees are projected to be $300/month for vacant lots, and $400/month for developed properties. The fees will cover services such as 24-hour security, community landscaping, garbage collection and upkeep of the various amenities. 

Yes! Windsor Lakes is designed to be a pet-friendly community. In addition to our dog park, residents will be encouraged to walk their dogs (on leashes) throughout the community. Residents who have outdoor pets will be required to have an appropriate perimeter wall to secure them from escape.

Yes. When you purchase a lot in Windsor Lakes, you are required to commence construction within five (5) years of the completion of your purchase. Once you break ground on your home, you are required to complete construction within eighteen (18) months.

Yes. All proposed plans must be submitted to the Windsor Lakes Design Review Committee for review and approval. The committee will ensure that each home meets the standards set out for Windsor Lakes and improves the property values within the community. 

Short term rentals will be allowed with a 3-night minimum stay required. Renters/guests are required to be registered with security before being allowed access into the community. The Developer will also be offering a rental program that Homeowners may sign up for.

Yes. Your reservation deposit of $10,000 is fully refundable.

Your reservation takes your desired property off the market, so that no other buyer may purchase it. In roughly 90 days, a purchase and sale agreement (PSA) will be prepared and issued to you for review. You will then have 14 days to review the PSA with your attorney and make a final decision on your purchase. Once the PSA is executed, a deposit of 10% of the purchase price will be due, with the balance of 90% being payable on closing.

The Developer is putting up a Performance Bond, which is essentially an insurance policy for the infrastructural works within a development. This ensures that the Developer will complete the necessary infrastructural works for the subdivision no matter what. 

Yes. There is no restriction on combining lots. Combined lots will be legally adjoined permitting one single family residence or a multifamily structure on the combined lots.  

Single storey, 1.5 storey and 2 storey structures will be permitted in Windsor Lakes.

Yes, you may. However, only licensed architects and Developer approved contractors will be permitted.  Contractors will be required to provide a specified list of credentials to the Developer to become approved.  This is required to ensure the quality and professionalism of contractors permitted into the community.  

In order to preserve the lakes wildlife habitat, residents will not be allowed to swim or use the lake for recreational purposes. The continuous nature trails surrounding all the lakes will allow residents to enjoy the local wildlife and scenic views of the lakes throughout the community.
